Niki Shay Property Consultants Malaysia Sdn Bhd provides property consultancy, advisory, and related professional services.

For services that fall under the regulatory requirements of the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEP), such services are undertaken through Niki Shay Property Consultant, a sole proprietorship wholly owned and operated by our Managing Director. This entity is duly registered with BOVAEP under firm registration number VEPM (3) 0344.

Both entities are legally distinct and operate in accordance with their respective corporate and regulatory obligations. All regulated services are carried out in full compliance with the applicable laws, guidelines, and professional standards set by the Board.

Furthermore, owners of Estates managed by an independent property manager will be more comfortable in settling the management fund charged as they feel secured in doing so as there is a check and balance between the property manager appointed and the council. To avoid conflict of interest, a property manager should have no business relation with any Council member or the Developer and the property manager should act as a consultant as opposed to a contractor. To this end, there should be no vested interest in appointing any service contractors and suppliers, in order to ensure that the property manager is impartial.

Through proactive engagement and professional follow-ups, we strive to achieve timely collections to meet operational and maintenance obligations. Where necessary, appropriate actions may be taken against defaulters in accordance with governing regulations.

Our managed properties consistently achieve an average collection rate of 80%–95% of total billings.

The nature of property management involves data retrieval, data analysis and data storage.
