Overview of Management Services

The primary objective of sound Property Management is to ensure that an appropriate standard of management and maintenance is carried out so that the optimum value of the property can be achieved and sustained, in order to enhance its value and safeguard its image. As Property Managers, we achieve this by ensuring that the property is well maintained, functions efficiently, and provides uninterrupted services for the occupiers at all times. In doing so, our aim is to ensure that value-for-money is obtained in relation to the services required to maintain the building to the required standard.

Our services may generally be categorized into five primary departments, namely:

OPERATION DEPARTMENT

  • Operations: The bulk of the administrative work is carried out by the Operations function.
  • Maintenance: The duties and responsibilities of the Maintenance function.
  • Customer Relations: Our Customer Relations Department, through the HelpDesk, provides an avenue for owners or occupants to voice any dissatisfaction they may have on any aspect of our services and ensures that all their complaints are resolved satisfactorily and as speedily as possible. We, therefore, maintain a close liaison with owners and occupants and render all possible assistance in every way possible.

FINANCE DEPARTMENT

  • Accounts: The Account’s function is to review the system which is currently in use and make changes, if required, to ensure that an optimal accounting system is in place. The Accounting system is set up for the foregoing.
  • Collection: The Collection’s function ensures that there are sufficient funds for the proper running and maintenance of the property.

LEGAL DEPARTMENT

  • Legal and Insurance: Our Legal and Insurance Department deals with all legal matters pertaining to the property, such as the preparation and/or vetting of various agreements with service providers, and instituting legal action against defaulters, in addition to ensuring that insurance policies are in force and that claims are processed and met.
  • Tenancy Management and Sub-Sale: Our service includes assisting in sub-sale matters and is extended to Tenancy Management function, if required, for both tenants and landlords.
 
 

CORPORATE DEPARTMENT

  • Business Development and Information System: The Business Development’s function is to undertake the responsibility of identifying the clients’ needs and offering our services, tailored to their specific needs. Our information System’s Department provides support to the overall information systems infrastructure that enables data updating on real-time basis to ensure that customer inquiries are attended to immediately and accurately.

HUMAN RESOURCE & ADMINISTRATION

  • Recruitment, Salary, Processing and Staff Welfare: Our performance as a provider of professional services is dependent upon selecting people who are intellectually and motivationally compatible. Our obligation is towards employee effectiveness and achievement, and as such, it is imperative that organizations of work must be accomplished in such a way that it can be performed efficiently and effectively. To this effect, our company’s responsibility extends beyond the mere selection of appropriate personnel. We develop the right team of professional and experienced personnel, at both our Head Office and on-site, to ensure that work is accomplished effectively with the best of time, energy and money. In addition to providing staff with detailed description of their job functions and staff manuals as reference to the company’s rules, regulations and procedures, our services also determine the optimum on-site management organization and staffing, establish levels of remuneration, etcetera, recruit personnel, devise and implement training program.
